Why Rent Your Property?
The properties we manage make enough rental income to pay all the cost of ownership, while several properties in our rental program produce even more net rental income. Most all owners net enough income to cover all the costs of 2 to 3 trips back to Punta Cana/ Bavaro each year, knowing they own a nice landing pad located in our fun, safe and sunny beach-town areas. It is never a good idea to leave a property vacant in this salty and humid, tropical environment. Most all investment properties we manage and maintain, continue to appreciate in value, adding more retirement or future asset values.
Please Note: Currently Reliable Property Management is only accepting properties purchased through our agency or those located in "higher-demand" areas (i.e. ocean view, or located a short walk to the beach and needed amenities). We strive to provide sufficient and experienced staff to meet the ongoing and daily needs for both the Home Owners, and their vacation rental guests. Many real estate agencies here ONLY sell, and DO NOT provide the vital FULL SERVICES for purchasers who do not plan to live here full-time yet.

Rental Management and Account set-up Services
- We get paid when we secure bookings.
- We personally inspect properties before, during & after tenant occupancy
- We provide on-site collection of security deposits and rent before handing over keys to tenants
- We maintain detailed and ongoing inventory management of your furnishings, housewares, etc.
- We provide rental agreements with Electric Meter info.,
- We provide guidelines about the property and the community, with our all emergency contact numbers
- We directly handle all ongoing maintenance and repairs.

- We have collaboration with experienced contractors, service providers including; painters, electricians, plumbers, A/C's, appliance repair technicians, etc.
- For brand new construction properties, prior to going into our rental program, we will assist with Project Management needs during the construction, establishing utility accounts, furnishings, housewares, linens, and décor, special paint colors, staging, professional photography, etc.
- We can shop for housewares, consumables (sundries), etc., as needed or requested
- We pay on time, utilities costs, and HOA fees on behalf of our owners (via their rental income)
- We establish legal Accounts for all owners to eliminate the time, cost and hassles of wiring funds
- We use a "state of the art "Property Management software and accounting systems
- We maintain detailed and current Account Statements, provided to owners quarterly. or by demand
- Rental income is taxed and paid on owners behalf, and is included in our Management fee
- We assist in setting up easy online transfers of funds through PayPal, or bank transfers (for larger sums)
- We provide deposit-only services for owners with bank accounts set up here in the DR
- We provide Utility TRANSFER services for new owners; or assist with the setup of NEW Utility Accounts
- We connect our new owners with the top English speaking Insurance providers, and Attorney's
- Although rarely needed, we assist in filing insurance claims, and in preparing legal documentation, photographing, etc. for evictions, unpaid rents or damages
Services for Owner’s Rental Clients
- We meet and greet tenants at the airport with a sign; and provide ongoing and exceptional tenant services
- We provide 24/7 on-call tenant assistance
- Our office is conveniently located within walking distance to most rental properties we manage
- We offer airport transfer services. These English speaking and licensed taxi cab drivers can also provide personalized taxi services later at an additional costs for shopping, specialty tours, etc.
- We maintain a welcome binder in each property, often with a welcome letter from the owners; property / c condo community rules, Emergency nos., a detailed property inventory, maps, restaurants and service provider information, and many other valuable information and tips.
- We coordinate and book tours and excursions for our owners and guests; We only work with licensed, insured, and reputable tour operators. (See our Vacation Rental site for our excursion options}
Rental Marketing and Advertising Services
- We promote rentals on Reliable Realty DR’s website
- We promote rentals on 3 additional top international rental websites for maximum exposure
- We manage ALL rental inquiries and correspondences directly (no 3rd party), via phone, WhatsApp and email (preferred)
- We can provide high-quality photos of your property for marketing purposes, assuring more rental bookings
- We can create and distribute printed rental ads/ fliers at owners expense, and upon request
- We were one of the first short-term vacation rental agencies in Punta Cana / Bavaro since 2008, so we know the area and this business VERY WELL!
General Property Management - For Non-Rentals
We provide very affordable GENERAL PROPERTY MANAGEMENT SERVICES to owners who do not wish to rent out their properties, however, still require a management company to physically check on their property at least 1x per month to assure the property stays in good condition. Prices vary by size. Please inquire.
- We air out the property to eliminate the chance of mold or insect infestation.
- We regularly check the property’s air conditioning, appliances, plumbing, water pressure, and electrical components for proper functionality.
- We can clean when requested or needed. This also helps to eliminate mold, dust, insects, and eliminate new construction dust, etc.
- We have the property regularly inspected to safeguard against theft or damage, during periods of prolonged vacancy, before or after severe weather conditions, and especially now during this pandemic or other International crisis'
