At this time we are primarily managing short-to mid-term/vacation rental properties 4 days - 3 mos, (not long term rentals).

Rental Management & Financial Services
- We get paid when we secure bookings.
- We personally inspect properties before, during & after tenant occupancy
- We provide on-site collection of security deposits and rent before handing over keys to tenants
- We maintain detailed and ongoing inventory management of your furnishings, housewares, etc.
- We provide rental agreements with a liability clause, Electric Meter reading info., emergency contact nos.
- We directly handle all ongoing maintenance and repairs.
- For renovations or other Speciality services we do contract with trusted outside contractors.
- We have collaboration with various service providers including; painters, electricians, plumbers, A/C and appliance repair technicians, etc.
- For brand new construction properties, prior to going into our rental program, we will assist with project management, furnishings, housewares, linens, and décor, special paint colors, staging, professional photography, etc.
- We can shop for housewares, consumables (sundries), etc., as needed or requested
- We provide pay your utilities and HOA fees on your behalf (via your rental income) at no additional fee
- We use state of the art Property Management software and accounting programs
- We maintain detailed and current Account Statements (provided quarterly), rental databases, ROI reports, (return on investment) or accounting requests
- We assist in setting up easy online transfers of funds through PayPal, or bank transfers (for larger sums)
- We provide deposit-only services for owners with bank accounts set up here in the DR
- We provide Utility Transfer of Ownership, or new Utility Account Set Up Services
- We connect our new owners with the top English speaking Insurance providers
- Although rarely needed, we assist in filing insurance claims, and in preparing legal documentation, photographing, etc. for evictions, unpaid rents or damages
Services for Owner’s Rental Clients
- We meet and greet tenants at the airport with a sign; and provide ongoing and exceptional tenant services
- We provide 24/7 tenant assistance and our office is located within walking distance from most rental properties
- We offer airport transfer services. These English speaking and licensed taxi cab drivers can also provide personalized taxi services additional for shopping, specialty tours, etc.
- We maintain a welcome binder in each property, often with a welcome letter from the owners; property / c condo community rules, Emergency nos., a detailed property inventory, maps, restaurants and service provider information, and many other valuable information and tips.
- We coordinate and book excursions for guests; We only work with licensed, insured, and reputable tour operators.
Rental Marketing Services
- We promote rentals on Reliable Realty DR’s website
- We promote rentals on other top international rental websites for maximum exposure
- We manage ALL rental inquiries and coorespondences directly (no 3rd party), via phone, WhatsApp and email (preferred)
- We can provide high-quality photos of your property for marketing purposes, assuring more rental bookings
- We create and distribute printed rental ads/ fliers at owners expense, and upon request
- We were one of the first short-term vacation rental agenicies in Punta Cana / Bavaro so we know the area and this business VERY WELL!
Management without Rental Services (Monthly Fee Service)
We provide very affordable monthly management services to owners who do not wish to rent out their properties, however, still require a management company to check on their property 1x per month. Prices vary by size, room numbers, rooftop terraces, etc. Please inquire.
- We air out the property to eliminate the chance of mold or insect infestation.
- We regularly check the property’s air conditioning, appliances, plumbing, water pressure, and electrical components for proper functionality.
- We have the property cleaned when needed, to eliminate mold, dust, insects, new construction dust, etc.
- We have the property regularly inspected to safeguard against theft or damage, or during periods of prolonged vacancy, before or after severe weather conditions, during this pandemic or other International crisis'.
