Most of our Buyer clients are North American Baby-boomers who are looking for a lower ownership cost which they find with a condo V.S. a villa, (or single-family home). Condos are located closer to the ocean or beach as well as closer to numerous shopping / dining amenities.  Land by the beach (not much left anymore) is more expensive. Therefore, it makes more sense for developers to build multiple condo units that better fit with the "Vacation Home" needs of our part-time (primarily) N. American owners; Short walking distrances to the beach and the shopping/ dining amenties is equally more convenient for their vacation rental guests if rented..

Villas close to the beach are rare and much more expensive.  Owning a condo near everything, owners don’t need to buy or rent a car/ or take a bus or taxi, as everything they need is a short walk away.   

HOWEVER, expats living and working here, as well as those condo owners who do decide to stay and retire here for more time (4-9 months a year) THEN OFTEN navigate to selling their condos, and purchasing a Villa in a championship golf course community, or within another residential community that offers all the amenities they need both inside the community, and a short drive away from their residential community. Then they buy a vehicle. 

We do have more expensive villa listings, however, villas a walk to the beach (and amenties) priced under $350,000 are virtually unheard of here.  Ownership costs are also higher for villa Unless you live here and do some of the pool, house, and yardwork yourself.  The closer to the ocean, obviously, the more expensive the property, Condos (or Apartments), Villas (Houses), Land, and businesses for sale.
