Reliable Property Management Services, a division of Reliable Realty DR, is perhaps the most comprehensive and affordable property management company in Punta Cana. While always striving toward North American standards, we specialize in managing, promoting, and booking short-term vacation rental properties. Owner and Property Manager Todd Williams has over 23 years combined property management experience in the U.S. and in Punta Cana.

Rental Management & Financial Services

  • We only get paid when we secure bookings. There are no hidden fees.
  • We personally inspect properties before, during & after tenant occupancy
  • We provide on-site collection of security deposits and rent
  • We maintain detailed and ongoing inventory management
  • We provide detailed rental agreements with a liability clause, which is a great benefit to owners
  • We directly handle most maintenance, repairs and renovations
  • We coordinate contracted service providers including cleaners, painters, electricians, plumbers, A/C and appliance repair technicians, etc.
  • We will stage the property, providing new furnishings and décor at owner’s expense
  • We shop for house-wares, consumables (sundries), etc., as needed
  • We provide free payment services for all utilities, maintenance fees & other misc. fees (cost is included in property management commissions)
  • We use state of the art property management software and accounting programs
  • We maintain detailed and current rental databases with various reports, which are used for return on investment, invoicing and accounting purposes
  • We assist in setting up easy online transfers of funds through PayPal
  • We provide deposit-only banking services for bank accounts set up in the DR
  • We assist in filing insurance claims, and in preparing legal documentation for evictions, unpaid rents or damages

Services for Owner’s Rental Clients

  • We meet and greet tenants, and provide ongoing and exceptional tenant services
  • We provide 24/7 tenant assistance and our office is located within walking distance from most rental properties
  • We offer airport transfer services. These English speaking and licensed taxi cab drivers can also provide personalized taxi services for shopping, specialty tours, etc.
  • We maintain a welcome binder in each property. Inside is a welcome letter from us or the owner, property rules, a detailed property inventory report, maps, fliers for restaurants and service providers, and our famous “Punta Cana Revealed” publication.
  • We coordinate and book excursions for guests, and only work with licensed and reputable tour operators.

Rental Marketing Services

  • We promote rentals on Reliable Realty DR’s website
  • We promote rentals on eight top international rental websites for maximum exposure
  • We manage rental inquiries, correspondences, and inquiries via phone and email
  • We take high-quality photos of properties for marketing purposes
  • We provide rental signs
  • We create and distribute printed rental ads at owners expense upon request

Management without Rental Services

We provide affordable weekly, bi-monthly, or monthly management services to owners who do not wish to rent out their properties.

  • We air out the property on a regular basis to eliminate the chance of mold or insect infestation.
  • We regularly check the property’s air conditioning, appliances, plumbing, water pressure, and electrical components for proper functionality.
  • We have the property cleaned on a regular basis to eliminate mold, dust, insects, etc.
  • We have the property regularly inspected to safeguard against theft or damage during periods of prolonged vacancy, and before or after severe weather conditions.
